How to Buy Land

Georgia has a very short history of private land ownership. Formation of unified registration system has started in late 1990s and currently is still in the process of development. Georgia’s “young” registration system is suffering from massive inaccuracies and errors, both in graphical and legal components. Land transactions are frequently subject to additional verification, survey and investigation, also referred to as title search.

Currently title search services are also underdeveloped on the Georgian private market, while APLR has been building its capacity in this direction since 2001 and currently provides full title search services to variety of clients, including major foreign investors.

APLR strongly advises its partners and clients to carry out title search before any major land acquisition, to minimize risks associated with disputes, court proceedings, and in some cases, losing the property.
